The Importance of Preliminary Research

It is important to understand the cost and overall construction period of a project in advance so that we can confidently plan the project in accordance with American culture, business practices, and laws, which are very different from those in Japan. In particular, property surveys are very important, as they allow confirmation of the condition of on-site facilities, building zoning, use permits, location analysis, and landlord construction requirements, as well as test-fits to ensure that the client’s requirements can be properly reflected.

 

Based on professional research, we identify potential future issues and devise solutions, and beginning from the project’s early stages, we conduct an analysis of the design effectiveness and construction budget as well as the overall schedule, allowing us to narrow down potential property site candidates and make our decision. After the property is selected, we undertake a review of the lease agreement in our capacity as architectural experts.
